1. ACCEPTANCE OF TERMS
Welcome to D.Y.S. Construction (“Company,” “we,” “us,” or “our”). These Terms and Conditions (“Terms”) govern your access to and use of our website located at dysconstruction.com (the “Site”) and the home renovation, remodeling, and construction services we provide (the “Services”) in Baltimore, Maryland and Arizona.

2. DESCRIPTION OF SERVICES
D.Y.S. Construction provides full-service home renovation and remodeling services, including but not limited to:

All Services are subject to a separate written contract or agreement specific to your project.
3. FREE CONSULTATIONS AND QUOTES
We offer free consultations and project quotes. Consultations and quotes are provided for informational purposes only and do not constitute a binding contract. Final pricing, scope of work, and project terms will be specified in a separate written agreement before any work begins.
Quotes are valid for thirty (30) days from the date of issue unless otherwise specified in writing.
4. SERVICE AGREEMENTS AND CONTRACTS
All construction and renovation projects require a signed written contract before work commences. The contract will include:
- Detailed scope of work
- Project timeline and milestones
- Total project cost and payment schedule
- Materials and specifications
- Warranty information
- Cancellation and change order policies
In the event of any conflict between these Terms and a signed project contract, the terms of the signed project contract shall prevail.
5. PAYMENT TERMS
Payment terms will be specified in your individual project contract. General payment policies include:
- A deposit may be required before work begins
- Progress payments may be required at specified project milestones
- Final payment is due upon project completion and final walkthrough
- Accepted payment methods will be specified in your contract
- Late payments may be subject to interest charges as permitted by applicable law
- Work may be suspended if payments are not received as agreed
6. PROJECT TIMELINE AND DELAYS
We strive to complete all projects within the estimated timeline provided in your contract. However, project timelines may be affected by:
- Weather conditions
- Permit delays or inspection scheduling
- Material availability or supply chain issues
- Changes to the scope of work requested by the client
- Discovery of unforeseen conditions (e.g., structural issues, code violations)
- Circumstances beyond our reasonable control
We will communicate any anticipated delays promptly and work with you to adjust timelines as needed.
7. CHANGE ORDERS
Any changes to the original scope of work must be documented in a written change order signed by both parties. Change orders may affect:
- Project cost
- Project timeline
- Materials and specifications
Work on changes will not begin until the change order is approved and signed.
8. PERMITS AND INSPECTIONS
We will obtain all necessary permits required for your project as part of our Services, unless otherwise agreed in writing. Permit fees are typically included in the project cost but will be specified in your contract.
We will coordinate required inspections with local authorities. The client agrees to provide reasonable access to the property for inspections.
9. CLIENT RESPONSIBILITIES
As our client, you agree to:
- Provide accurate and complete information about your project
- Provide reasonable access to the work site during agreed-upon hours
- Make timely decisions when selections or approvals are required
- Make payments according to the agreed schedule
- Notify us promptly of any concerns or issues
- Secure or remove personal belongings and valuables from work areas
- Make arrangements for pets, children, or other occupants as needed during construction
- Obtain any required homeowner association approvals, if applicable
10. WARRANTIES
Upon completion of your project, we provide warranties as specified in your project contract. Our warranty coverage typically includes:
- Workmanship warranty covering defects in labor and installation
- Manufacturer warranties on materials and products (passed through to you)
Warranty terms, duration, and exclusions will be detailed in your project contract. Warranties do not cover:
- Normal wear and tear
- Damage caused by misuse, neglect, or failure to maintain
- Damage caused by third parties
- Issues arising from unauthorized modifications or repairs
- Acts of God or natural disasters
11. LIMITATION OF LIABILITY
To the fullest extent permitted by law:
- Our total liability for any claim arising from our Services shall not exceed the total amount paid by you for the specific project giving rise to the claim.
- We shall not be liable for any indirect, incidental, consequential, special, or punitive damages, including but not limited to loss of use, lost profits, or business interruption.
- We are not liable for delays or failures in performance resulting from circumstances beyond our reasonable control.
Some jurisdictions do not allow the exclusion or limitation of certain damages. In such jurisdictions, our liability shall be limited to the maximum extent permitted by law.
12. INDEMNIFICATION
You agree to indemnify, defend, and hold harmless D.Y.S. Construction, its owners, employees, contractors, and agents from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys’ fees) arising out of or related to:
- Your breach of these Terms
- Your violation of any applicable law or regulation
- Your negligence or willful misconduct
- Any inaccurate information you provide to us
13. INTELLECTUAL PROPERTY
All content on our Site, including text, images, graphics, logos, and design elements, is the property of D.Y.S. Construction or our licensors and is protected by copyright and other intellectual property laws.

17. GOVERNING LAW
These Terms shall be governed by and construed in accordance with the laws of the state in which the Services are performed:
- For projects in Maryland: The laws of the State of Maryland shall apply.
- For projects in Arizona: The laws of the State of Arizona shall apply.
For matters relating solely to the Site and not connected to a specific project, the laws of the State of Maryland shall apply.
18. SEVERABILITY
If any provision of these Terms is found to be invalid, illegal, or unenforceable, the remaining provisions shall continue in full force and effect. The invalid provision shall be modified to the minimum extent necessary to make it valid and enforceable.
19. ENTIRE AGREEMENT
These Terms, together with our Privacy Policy and any signed project contracts, constitute the entire agreement between you and D.Y.S. Construction regarding your use of our Site and Services. These Terms supersede any prior agreements or understandings, whether written or oral.
20. MODIFICATIONS TO TERMS
We reserve the right to modify these Terms at any time. Changes will be effective immediately upon posting to the Site. Your continued use of the Site or Services after any changes constitutes your acceptance of the revised Terms.

21. CANCELLATION POLICY
Cancellation terms will be specified in your individual project contract. Generally:
- Cancellation before work begins may result in forfeiture of deposit to cover administrative and planning costs.
- Cancellation after work has begun will require payment for all work completed, materials ordered or purchased, and any restocking fees.
- Specific cancellation terms and any applicable fees will be detailed in your project contract.
22. FORCE MAJEURE
We shall not be liable for any failure or delay in performing our obligations where such failure or delay results from circumstances beyond our reasonable control, including but not limited to natural disasters, pandemics, government actions, labor disputes, supply chain disruptions, or utility failures.
